  • Do I have a case?

    First, contact us to review your “Notice of Assessment”. Not sure what a “Notice of Assessment” is or if you received one? Also known as the “Notice of Assessment, Taxable Valuation, and Property Classification”. The local City or Township Assessing Office mails a 1-page Michigan Department of Treasury form (FORM L-4400) to your property stating the tentative assessment for the following year. 



    Many of our clients recognize the “THIS IS NOT A TAX BILL” paper. This notice was mailed to homeowners in February. We can open a file and start working on your case right away. Once the notice is reviewed and all questions answered, we can determine if your property is over-assessed. Your notice shows the city or town's appraisal of your building/house and property compared to others. This number may be off.



    Property values are more accurate and closer to current dollar amounts when appraised lately. In other words, recent estimates are more accurate than previous ones.




    Many taxpayers believe their assessment is reasonable if it's below fair market value. We want equity. Property should be valued equally with identical property in the same taxing jurisdiction. What's fair if your property is assessed at 70% of its fair market value while identical properties in the rest of the jurisdiction are assessed at 50%?
